Urbiq at the Professional Course Designing Passive Houses: Lecture “BIM in the Concept Phase”

On November 25th, we had the opportunity to be part of the educational course Designing Passive Houses: Professional Solutions, Innovation and BIM, where we presented within the Introduction to BIM block.
The course was intended for professionals – architects, designers and specialists in energy-efficient construction.

During the lecture, we opened a topic that is becoming increasingly relevant in the field: BIM as a data and communication tool in the concept phase.
We highlighted that:

- not all BIM is the same – there is a difference between “modelling” and a data-driven approach to BIM

- BIM can be useful already in the early design stage, when most decisions are made → and mistakes cost the least

the power of BIM lies in connecting data, not just in 3D visualization

- linking BIM with analytics, valuation and other data helps make informed decisions

- communication is key – trust between stakeholders is based on clear information

We also shared practical experience and presented project examples where BIM supports sustainability, planning and data management.
The presentation emphasized that:

Buildings are built on agreements.
Data make agreements stronger.

A digital approach and smart use of data open the door to process automation, time savings and AI integration in later project phases.
That’s why we see BIM as a platform not only for designers, but also for investors, municipalities and other development stakeholders.
